Key dates for URLA readiness
Mark your calendars with these important deadlines
The new Uniform Residential Loan Application (URLA) was developed by the GSEs (Fannie Mae and Freddie Mac) in partnership with the mortgage industry to provide greater efficiency, transparency and certainty for consumers applying for mortgage loans. The use of the new URLA is required by the GSEs for all lenders to originate loans eligible for sale on the secondary market, and to satisfy the safe harbor requirements of the Equal Credit Opportunity Act (ECOA).
The GSEs recently published a revised implementation timeline for the redesigned URLA, and updated Automated Underwriting Systems (AUS). We wanted to provide you with the most important dates from this timeline to ensure your seamless transition:
- March 9, 2020: Testing begins between vendors and GSEs
- June 1, 2020: Start of Limited Production pilot for select lenders/vendors (must demonstrate partner readiness and be pre-approved by Fannie Mae and/or Freddie Mac)
- September 1, 2020: Open Production period begins (previously referred to as Optional Use period)
- November 1, 2020: Start of Required Use
